A real estate lease option, or Lease-Option, is a contractual agreement that allows the leasee to lease a property and exercise the option to buy it within the specified terms of the agreement. Whereas, a lease-purchase legally obligates the buyer and seller to the sale once the lease term ends. A rent-to-own agreement allows the tenant/buyer to rent month-to-month and gives them the option to purchase up to term end. These purchase options also allows those who might not normally qualify for a conventional mortgage, to do so despite the normal obstacles that they might otherwise encouter in securing a conventional mortgage, such as with credit and/or 20% down payment requirements.
